
External Refurbishment and Roof Repair
Project Description
The property consisted of a high street shop with a first-floor flat and an adjacent terraced house, part of a family business portfolio of historic buildings leased or rented across the country. A heavy goods vehicle (HGV) struck the shop front, causing structural damage. Dover District Council mandated immediate action to secure the area. After ensuring safety, I met with the client, a long-term partner, to conduct a comprehensive survey of the property before initiating repairs.
Beyond the damaged shop front, the survey revealed several critical issues: The roof was at the end of its lifespan and required replacement. The chimney was unstable, posing a safety risk. Coping stones on the parapet walls were deteriorated. Render and joinery repairs were needed to restore structural integrity. The property required a complete redecoration. Installation of new deep-flow guttering and downpipes was necessary. Insulation upgrades were recommended for the roof space and mansard to improve energy efficiency.
Permits and permissions for scaffolding and other necessary works had been secured from Dover District Council. Repair and restoration work commenced promptly, addressing both the immediate damage and the broader maintenance needs ensuring the property's longevity and compliance with safety standards.
